The CMG Workplace Strategy Partner is the trusted advisor to our Commercial, Medical & Government Affairs (CMG) organization to develop creative solutions that use real estate to assist in business challenges. In addition to supporting CMG, this squad also supports a large portion of our Partnering Groups (Legal, People & Culture, Procurement, Corporate Relations, Diversity Office, Finance and some Site Services groups). They are part of a client-focused squad--collaborating with a change management specialist and space planner--tasked with defining and delivering innovative designs and uses of our built environments.
Collaborative Focus and a Partnership Mindset: To deliver the best solutions the Workplace Strategy Partner will assure integration of services within Real Estate & Workplace Effectiveness (RE&WE), Site Services and other business partner functions. This position will require a high degree of customer engagement with excellent facilitation and negotiation skills. They will partner with clients to develop the most effective short and long term options with efficiency and effectiveness in mind. Additionally, this position will assess, analyze and evaluate space needs, and partner with our Head of Campus & Scenario Planning to maintain occupancy campus plans to support the RE&WE team’s objectives. Flexible Working: As a RE&WE team, we embrace flexible working and have adopted common agreements that allow for our people to work both at home and on campus. This position is based in South San Francisco, California and our Workplace Strategy Partners are expected to follow the work and be on campus as client needs and responsibilities dictate.
Serves as an advisor to client’s senior management on significant planning activities (up to approximately 4,000 employees within their client groups)
Through client interviews, leadership interactions and collaboration, defines the clients’ desired business outcomes and works to use the work environment to help enable those outcomes
Bring forth both short term and long business objectives in order that RE&WE will have a clear directive with scope, criteria and expectations.
Develops options and business case proposals for complex problems requiring the regular use of ingenuity and innovation
Forecast long-range space required to support client business plans (approx. 1-3 years)
Evaluate client requests to ensure that space changes are in alignment with long-term occupancy plans and utilization targets
Supports all Real Estate & Workplace Effectiveness initiatives and program development
Develops and applies space policies and guidelines to client requests and projects
Drives continuous enhancements in client service and contributes the development of new processes
Maintains a deep understanding of client business and adjacency needs
Responsible for periodic client reviews on behalf of entire RE&WE Team
Partners across Site Services to ensure that space requirements are planned and executed on timelines needed to support the client
Provide guidance to Space Planners associated with their projects and clients
Stays on top of in industry best practices and workplace strategy trends
In partnership with the CMG & Partnering Groups Workplace Integration Partner, is responsible for social, technology and spatial components of all office-based work environments for CMG and Partnering Groups; guiding the business in adopting new types of spaces, technology and behaviors to work more effectively in a mix of work settings.
Continuously researching, prototyping and evolving work environments to support business transformations and anticipate the needs of the business.
Collaborate on CMG & Partnering Groups locations within the campus plan with the Head of Campus and Scenario Planning. With the Head of Campus and Scenario Planning, review and approve of gRED office space blocking plans for multi-campus or site level projects.
Leadership and accountability for all Real Estate and Workplace Effectiveness solutions for CMG and Partnering Groups across campus.
Leverage RE&WE Site Services partners for subject matter expertise.

Space Planning and Workplace Behaviors/Technology Expertise
Demonstrated experience developing options and business cases to advance innovative space solutions and meet customer needs (including adjacencies).
Skilled at soliciting business drivers from customers and industry trends—and forecasting multi-year space strategies that support the client needs in the context of a larger campus plan and utilization targets. Ideal candidates will have experience with the implementation of a variety of work environment types.
Brings best practices, knowledge and experience in adoption of new behaviors and technological practices related to collaboration and future of work.
Ability to manage scope, schedule, budget, utilization targets and key metrics.

Other Qualifications: Education, Experience, Knowledge and Skills:
12-15 years of experience in a related field
Bachelor’s Degree in Architecture, Interior Design, Facilities Management, Business Administration or related field
Advanced in data analysis and reporting
Proficient in Google suite
